Investors & Owners

At NDIS-SDA Lifestyle Homes (NSLH), we work alongside investors and owners to guide them through the complexities of the NDIS-SDA sector.

SDA Providers must be registered through the NDIS Quality and Safeguards Commission.

 

Our services include: 

  • Property Enrolment Assistance: As the NDIS Registered Specialist Disability Accommodation (SDA) Provider (Provider number 4-IO5C09Q) we will work with you to enrol your property on the NDIS SDA Provider portal. This process includes providing you with the list of NDIS required Mandatory documents required to complete the SDA Enrolment and liaising with the NDIS SDA Enrolments team  
  • Stakeholder Liaison: NSLH liaises with Support Coordinators, SIL Providers, allied health professionals, potential NDIS participant’s guardians and Plan nominees, the Public Trustee, the Office of the Public Guardian, and the NDIS to facilitate potential NDIS participant placement in your SDA enrolled dwelling.
  • Collaboration AgreementsAs required by the NDIS Practice Standards and Quality Indicators
  • Formal Agreements: NSLH prepares Service Agreements, Residency Agreements  for the NDIS Participant and liaises with the NDIS Participants Support Coordinator and any other parties including the public Trustee and the Office of the Public Guardian, the NDIS Participant’s Plan nominee and legal guardian.
  • Rental Income ManagementIn relation to the NDIS SDA Funding and the MRRC (Maximum Reasonable Rental Contribution), NSLH will work with the NDIS, the NDIS Participant’s Support Coordinator and/or the Public Trustee or Plan Nominee to have the rental contribution paid to you in a timely manner.
  • Regular Property Inspections: We conduct property inspections every six months and provide entry inspection reports to maintain high standards.

SDA Providers must be registered through the NDIS Quality and Safeguards Commission.

NDIS SDA Dwelling Enrolment information

The NDIA decides whether to enrol a dwelling when an SDA provider submits a completed application to enrol, after the dwelling is built.

The NDIA will not enrol a dwelling if the provider and the dwelling don’t meet all of the requirements under the SDA Rules at the time of the decision.

This is regardless of any previous assessment, feedback or certification provided by the NDIA or any other party. 

As with any investment, an investment in SDA carries risks. Investors should seek independent advice and undertake due diligence on any proposals provided to them.

SDA rates are set through a legislative framework to generate appropriate returns for risk in investing in SDA.

Therefore, it’s important to be cautious of any claims being made of excessive returns on the investment
